6/2025/0617/NMA The proposed amendments relate to minor material and fenestration refinements to the approved scheme, including: Rendering of the first-floor narrow vertical elements and retention of the rear first-floor window at its existing size, consistent with amendments previously approved under a Non-Material Amendment relating to an alternative planning permission for the site Omission of the previously approved side kitchen window on the left elevation, which is no longer required Minor adjustment to the slim side bathroom window by lowering the sill level by approximately 35cm while maintaining the approved head height; glazing to remain obscure/frosted throughoutRemoval of decorative glazing bars from approved window designs to better reflect the appearance of the existing dwelling There is no change to the approved footprint, scale, height or overall form of development. 13/05/2026 10/06/2026 The proposed amendments are minor in nature and are intended to improve the overall appearance, consistency and functionality of the approved development. The rendering treatment and rear window arrangement were previously accepted as part of a Non-Material Amendment relating to an alternative approved scheme for the site. The current application seeks to align this permission with those previously accepted refinements. The minor fenestration refinements simplify the window arrangement and improve the overall consistency of the design. The omission of the side kitchen window simplifies the side elevation and improves neighbouring amenity. The slim side bathroom window is adjusted by lowering the sill level while maintaining the approved head height in order to improve natural light. The window will remain obscure glazed and fitted with a restrictor to prevent overlooking. The removal of decorative glazing bars simplifies the window design and better reflects the appearance of the existing dwelling. The amendments do not result in any additional overlooking, loss of privacy or material change to the appearance, scale or overall form of the approved development and are therefore considered to fall within the scope of a Non-Material Amendment under Section 96A of the Town and Country Planning Act 1990.
