A3 application has already been rejected previously for this site by the Council. A3 was not part of the original development plan consequently on site car parking is inadequate and the local area is subject to car parking restrictions. There would also be late night noise and disturbance detracting from the residential amenity of the surrounding residential properties. It may be relevant to point out that in the vicinity and within a few hundred meters of this proposed development, there are already; 3 Restaurants, 2 Takeaway shop 1 Caf?, 1 Costa Coffee A3 use 1 Sandwich bar 1 Coffee shop 1 Caf? Kiosk in station 1 Catering Canteen in Sopers Road, Cuffley in addition to the local supermarkets (Tesco and Coop) where sandwiches and drinks can be purchased. It is quite clear that this particular sector of catering is already saturated. Furthermore we suspect that the minimum of 60% of the total frontage may be infringed should there be any further A3 amenity allowed.
